Building 4 and Nest Update

Today we received a construction update nobody wanted to hear, but many suspected. We have attached the update from Kyle. We are now projecting the completion of Building 4 to be May 2022 (no earlier than April and potentially as late as June 1).
Issues associated with permitting and inspection continue to cause delays. These are exacerbated by interruptions in the supply chain which push critical components often required to meet code and pass inspection out multiple weeks. The construction team is composed of several independent subcontractor teams only supervised by Claremont. These teams are specialized—painters paint, flooring teams lay floors, siding teams put up siding, etc. As timelines change, these teams from throughout the Gulf Coast must be rescheduled and often open dates conflict with other projects causing even more delays.
It may be possible to open the Nest two or three weeks prior to the opening of Building 4 because the primary subcontractors working on the Nest, Hadley and Tindle, are separate from the subcontractors working on Building 4 and may finish sooner. As with Buildings 1, 2, and 3, owners that accepted the package will be allowed to occupy and furnish their units when the building is turned over from Claremont. At the same time, owners that elected to finish their units will be able to have licensed, insured, and approved contractors begin work. The building will open to renters soon after it is turned over from Claremont. We will provide more detailed information as the opening date firms up.
We understand how difficult it is to wait for the completion. We’ve tried to do everything within our power to find work arounds and compromises to speed up the process, but we are at the mercy of constraints out of our control. Wendy is scheduling a Zoom meeting for Building 4 owners ONLY. Kyle will answer your questions about the project overall- NOT individual units and its completion. Wendy will send the Zoom information as soon as details are firmed up.
