Failed Inspection
Today we unexpectedly failed our certificate of occupancy inspection. While we anticipated a few minor issues might arise, we could not predict the County would reverse their sign off on our approved wiring schematics. We passed their electrical inspection, but the department that issues the certificate now requires us to install more than 540 specialty ARC Fault circuit interrupters to be tensioned and installed by licensed electricians in all of Building Four before being reinspected. We have already acquired 100 and we have the additional on order and expedited. We appealed this afternoon and lost. They are now requiring a separate GF wire on both sides of the sink instead of the previously approved single circuit GF in the original schematics. We have appealed and are waiting on their decision. We have passed every other inspection and this is the last hurdle to overcome.
If we win on appeal, the delay to install the circuit breakers has already pushed the opening of each side of the building back one week, despite the earlier announcement. If we lose, we will be required to open the wall in each unit, rewire the ground, repair the drywall, texture, and paint. We are working tonight to understand how many days this will require if the worst-case scenario occurs. We will update as soon as we know the outcome.
